An individual lease is a great option as it provides your student with his or her own separate lease agreement and responsibility for only his or her monthly rental installment and other lease charges. If a roommate moves out for any reason, your student will not be required to cover their portion of the rent. This makes your student only responsible for his or her own space.
A guarantor is the person that will guarantee the obligations of the Resident including, but not limited to financial responsibilities. Students who do not meet our standard rental criteria and approval standards require a financial guarantor. Typically, residents must have income of at least three times the monthly rent installment, as well as satisfactory credit history to qualify. For a copy of our complete rental criteria, please contact our office. If an approved guarantor cannot be obtained, the last 6 rental installments must be paid before move-in.
Guarantors are not required to be present at the execution of a lease. All paperwork for the guarantors to fill will be sent electronically to their email address.

Monthly rental installments are due on the 1st of every month of your lease, regardless of financial aid disbursement dates. Unfortunately, we cannot accept partial payments, though we can accept advanced payments.
An installment lease plan takes the total rent due for the term of the lease and divides it into equal monthly installments. Rental installments are specific to the chosen bed space and executed Lease Contract.

No, but we do charge a Community Fee. The Community fee is a non-refundable convenience fee of $275. Payment of the community fee covers administrative costs associated with setting up your student’s key codes, gate and common area fobs and bedroom keys, preparing your student’s room for move in, as well as the upkeep of the community.
Leases consist of a 12-month term. For your convenience, the total rent amount is broken into 12 equal monthly installments.
Yes, he or she can list the roommates they’d like to live with when completing the application. It is important that all roommates list each other and that all requests are mutual. All requests are placed on a first-come, first-served basis and are taken in order based on the date your lease is signed.
Our homes allow your student to live with best friends or make new ones through our roommate matching program. If he or she does not have preferred roommates, please indicate that you want to use our roommate matching service. Everyone is given a series of questions to complete during the application process that will inquire about their study habits, social habits, and hobbies. This will help us match your student with residents that have similar preferences in the requested floor plan.
Your student can request a specific apartment but there is no guarantee that we can honor your request. We do our best to try to accommodate your requests. All requests are placed on a first-come, first-served basis and are taken in order based on the date the lease is signed. The sooner your student signs his or her lease, the better the chance the request will be granted! Apartments and roommate assignments are made 2-3 weeks before move in. You will be notified via mail/email once an assignment is made for your student.
We ask students to first communicate directly with one another to work towards a solution. Should there be differences that simply cannot be worked out, residents may be able to transfer, depending on availability (a transfer fee may apply, and the transferee will be required to pay the rental rate for the new room).
Renters Insurance is not required but is highly recommended as personal property and vehicles are not insured under the apartment lease agreement. It is relatively inexpensive and covers your student’s personal belongings if something were to happen. Renter’s insurance can often be secured through the automobile insurance carrier or homeowner’s policy. Check with your provider for details.
Yes, we do allow pets with breed restrictions. Additionally, we will apply pet rent, and a one-time pet fee of $250/per pet.
Your student can submit a service request online through our resident portal, or simply call or stop by the leasing office. Our friendly maintenance staff is here to respond to your student’s maintenance issues promptly and professionally. Please be as specific as possible regarding the location and actual maintenance issue. Our goal is to respond to service requests within 24 hours!
We provide mailboxes that are centrally located on-site and assigned by unit. This is where your student’s mail will be delivered daily. If any packages are delivered that will not fit in the mailbox, we will accept those packages in our leasing office. We will notify your student via email or text message. With your student’s best interest in mind, we instruct carriers not to leave packages at the doorstep.
We are located less than a mile from campus – only a short walk or bike-ride away from class, eliminating the need for an expensive on-campus parking pass.
We offer one (1) parking pass per resident at no charge allowing your student to park anywhere in the community.
Yes, each bedroom has its own private bathroom.

Begin by clicking on “Apply” above. After submitting your student’s application and application payment, you will receive a link via email to complete the guarantor’s application. A member of our leasing team will be in touch with your student shortly afterward to guide him or her through each step of the leasing process.
Since we offer individual leases, each resident is required to complete a rental application and lease agreement. We will also need a copy of your student’s college I.D. or acceptance letter. Guarantors will have to complete the guarantor application and agreement. All fees must be paid and the lease must be signed to secure a room.
Your student may leave at his or her leisure, however, in accordance with the lease agreement, they are responsible for payment whether he or she chooses to stay or leave for the break.
Unlike the dorms, we do not require residents to vacate their apartments during school breaks.
We do not offer a lease buy-out. However, the lease agreement provides for your student’s lease to be re-let to another individual provided the new resident meets our rental criteria and approval standards. Your student is responsible for finding the person to take over the lease and is required to pay all rental installments until someone takes over the contract. Please contact the office for specific details of the re-let process and fees.
